More homes are sitting on the market in the Bryan-College Station area than a year ago, while the typical sale price has held near $320,000, according to the latest figures from the Texas Real Estate Research Center at Texas A&M University.

The metro had 1,735 active listings in September, up from 1,255 in September 2025, the center's monthly data shows. That is an increase of roughly 38 percent.

The quarterly view tells a similar story. In its third-quarter housing report released Tuesday, Texas Realtors said College Station-Bryan had the largest year-over-year jump in active listings of any Texas metro, up 38.3 percent, as reported by Houston Agent Magazine.

Prices and sales

The median sale price in the metro was $320,000 in September, 3.3 percent higher than a year earlier, according to the research center. In August the median was $307,500, down 2.4 percent from August 2025, and in July it was $327,787, down 3.6 percent.

Closed sales rose to 240 in September, up about 6 percent from a year earlier. Sales had fallen year over year in both July and August. Through the first nine months of 2026, the metro recorded 2,572 closed sales, about 2.6 percent fewer than in the same stretch of 2025.

More time to sell

With more listings and a slower pace of sales earlier in the summer, the metro had 6.4 months of inventory in September, compared with 4.47 months a year earlier, per the center's data. The measure estimates how many months the current stock of listings would last if homes kept selling at the recent rate.

The Texas Real Estate Research Center considers four to five months a rough balance between buyers and sellers, according to Texas Realtors.

Statewide picture

Across Texas, the median home price slipped 0.4 percent in the third quarter to $333,628, Texas Realtors said, even as prices rose in 15 of the state's 26 metro areas. Statewide active listings were up 2.8 percent and closed sales were down 2.4 percent.

"Even though the Texas median went down a little, in most of our metros, prices went up. So, one number isn't the whole story," Texas Realtors Chairman Jennifer Wauhob said in the association's release.

Local Realtor associations and their listing services supply the underlying sales data, which the research center analyzes for Texas Realtors.
