Houston developer plans 279-unit apartment complex near Texas A&M's RELLIS campus

A Houston real estate firm is building close to 280 apartments on the corridor between Texas A&M's RELLIS campus and the FUJIFILM Biotechnologies plant, aiming at workers drawn by the area's research and manufacturing jobs.

The 279-unit project from McGrath Real Estate Partners, called The James, sits on about 10 acres close to the intersection of Health Science Center Parkway and State Highway 47, Realty News Report reported Friday. The firm plans to open it early next year.

Part of a larger mixed-use site

The complex is the opening piece of Phase II at CamWesT Crossing, a mixed-use project covering 47 acres in the Bryan-College Station BioCorridor. The first phase, a four-story office building, was finished in 2019. Phase II also covers streets and utilities meant to serve commercial and retail buildings planned later.

What is planned

According to the report, The James will total 302,865 square feet in three-story residential buildings. Units will offer one, two or three bedrooms and run from 591 to 1,416 square feet, and some ground-floor apartments will have entries styled like front porches.

The developer lists a resort-style pool, a fitness center, green space for community events and an outdoor amphitheater with a stage and a jumbotron screen among the planned amenities. It says the target renters are young professionals, tech and health care workers, researchers and graduate students.

Red Mills Construction is the general contractor, and The Clerkley Watkins Group is the architect.

The employers nearby

The FUJIFILM campus next door is the region's second-largest employer after Texas A&M, Realty News Report said, and it noted that the planned Terafab chip plant in neighboring Grimes County could add to demand.

Barrett Kirk, McGrath's chief investment officer, said the firm builds where long-term job growth supports housing demand, and pointed to the site's closeness to Texas A&M's main and RELLIS campuses and to FUJIFILM.

McGrath says it has developed or acquired more than $2 billion in apartments, student housing, master-planned communities and commercial property. Neither report listed rents.
