Dwight Investment Management has supplied $42 million in bridge debt to refinance a multifamily property located near Texas A&M University in College Station. The loan supports the 1720 at Harvey, a 288-unit residential building that opened its doors in 2023.

The financing arrangement allows the borrower to pay off existing obligations and receive additional cash-out proceeds. Katie Goldenberg originated the debt on behalf of Dwight Investment Management. Eric Rosenstock from Greystone Capital Advisors handled the negotiation of the deal.

This transaction marks a significant shift in the property's capital structure. Partin Development previously secured $24 million in acquisition financing from Benefit Street Partners for the project nearly two years ago, according to earlier reporting by Commercial Observer.

The apartment community sits at 1720 Summit Crossing Lane, approximately one mile from the Texas A&M campus. Units within the property range from one-bedroom to three-bedroom layouts. Residents have access to several amenities, including swimming pools, a fitness center, a yoga studio, and a clubhouse. The site also features a business center, a pet park, and outdoor grilling areas.

Requests for comment sent to Partin Development and Greystone Capital Advisors did not receive immediate responses.

Further details regarding the specific terms of the new loan or the identity of the borrower were not provided in the source material.
