The City of College Station and Silverfin Land Development LLC have announced Savannah Oaks, a 1,266-acre master-planned community located in south College Station. The project is described as the largest planned development in the city’s history. This announcement follows the College Station City Council’s unanimous approval of a comprehensive zoning framework for the project on Oct. 22.

The master plan includes approximately 2,688 single-family homesites, two planned townhouse sites totaling about 25 acres, potential multifamily opportunities, more than 285 acres of parkland and open space, and a 162-acre mixed-use district along Highway 6. The community is situated off Highway 6 between the established neighborhoods of Pebble Creek and Southern Pointe.

It is planned to connect by trail to the 562-acre Lick Creek Park and is located minutes from Texas A&M University.

The zoning framework provides flexibility for a variety of housing types and neighborhood designs. In applicable areas, the Planned Development District permits single-family densities of up to eight lots per acre, subject to district standards. Officials clarified that this density allowance is not the proposed homesite count or a project-wide unit cap.

Silverfin’s current plan anticipates approximately 2,688 single-family homesites, with final lot yield subject to subsequent planning, infrastructure and subdivision approvals.

More than a quarter of the 1,104-acre Planned Development District is dedicated to parkland and open space, much of it centered around natural creek corridors including Alum Creek. The community’s streets and trails are designed to follow the land’s natural contours.

Michael Ostrowski, chief development officer for Grow College Station, stated that Savannah Oaks offers an opportunity to guide growth in south College Station. He noted that Highway 6 is becoming a significant growth corridor due to nearby developments including Bass Pro Shops and a premier sports complex.

Brantley Gwin, President of Silverfin Land Development LLC, said the vision is to create neighborhoods connected to the land with parks, trails, and conveniences woven together. The community draws its name and character from the Post Oak Savannah ecoregion in which it is located.
