The company behind Savannah Oaks has laid out its first timeline for the south College Station project, saying infrastructure work could begin in early 2027 and the first residents could move in by early summer 2028.

Silverfin Land Development LLC released the details in an announcement WTAW posted late Sunday, three days after the City Council unanimously approved the zoning for the 1,266-acre site off State Highway 6 between Pebble Creek and Southern Pointe. Silverfin, which is based in Corpus Christi, calls it the biggest planned development the city has seen.

How many homes

The planning packet the council reviewed set density limits but did not give a total number of homes. Silverfin now says its current plan calls for roughly 2,688 single-family homesites, along with two townhouse sites covering about 25 acres and possible multifamily housing.

The company said the final lot count still depends on later planning, infrastructure and subdivision approvals, and that the zoning's allowance of as many as eight lots an acre in some areas is a ceiling, not its proposed count.

Schedule

Silverfin said Phase 1 infrastructure is expected to start between January and March 2027, depending on final engineering, permits and market conditions. It said it expects to name the homebuilders soon and is aiming to open model homes and welcome its first residents in early summer 2028. A traffic study in the city's packet assumed full buildout by 2039.

Parks, school site and commercial land

According to the company, the plan includes:

  • Over 285 acres set aside for parks and open space, both public and private, with much of that land following Alum Creek and other creeks
  • Close to 20 miles of walking and biking trails, with links to Lick Creek Park, which covers 562 acres
  • Two private amenity centers covering about 12 acres and two lakes
  • About 11.59 acres held for a possible future school, subject to talks with College Station ISD
  • Mixed-use land totaling 162 acres beside Highway 6 that could hold shops, restaurants, offices, hotels and apartments or senior housing

Silverfin projects $300 million to $350 million in commercial development value and between $1.6 billion and $2.05 billion of added taxable value once the project is fully built. Those figures are the developer's estimates and have not been published by the city.

"We want Savannah Oaks to become a lasting part of College Station," Silverfin President Brantley Gwin said in the announcement.
