College Station Council Reviews Bass Pro Shops Deal Near Costco

The College Station City Council is considering an amendment to a land contract with The Corinth Group that would allow a new Bass Pro Shops Outpost to open next to Costco.

The College Station City Council confirmed Thursday night that it is in discussions with Bass Pro Shops to establish a new retail location in the city. If approved, the store would be situated on city-owned land within the Midtown Business Park, directly adjacent to an existing Costco warehouse.

Council members are currently reviewing an amendment to a real estate agreement with The Corinth Group, Inc., a Dallas-based developer that has been developing the site since 2025. The city originally sold approximately 13 acres of this property to Corinth in January 2025, granting the developer an option to purchase up to 15 additional acres.

At that time, Corinth outlined plans for a retail development featuring multiple buildings and a plaza area.

Bass Pro Shops released details regarding the proposed project shortly after 6 p.m. on Thursday. The company described the new site as a 100,000-square-foot destination intended to serve outdoor enthusiasts in the region. The store would be located along State Highway 6, just north of the intersection with William D. Fitch Parkway and near the future South College Station baseball and softball complex.

Subject to necessary approvals, the retailer expects the location to open in 2028. This project would mark the 20th Bass Pro Shops retail destination in Texas. The company recently opened locations in Odessa, Tyler, Spring, and Grand Prairie, with another planned for Abilene.

Johnny Morris, the founder of Bass Pro Shops, stated that Texas has long been a significant market for the brand. He noted the community’s appreciation for the outdoors and expressed excitement about serving local families and friends.

The proposed store would follow the company’s Outpost format, which is designed as a smaller-footprint version of its larger flagship stores. While traditional Bass Pro Shops locations often exceed 140,000 square feet, Outposts typically range between 75,000 and 80,000 square feet to fit mid-size markets. The format has become a common anchor for new developments across the state.

The city’s agreement with Costco includes restrictions on certain competitors. These rules prevent other warehouse clubs, such as Sam’s Club and BJ’s, as well as Walmart, from opening nearby. It remains unclear whether the Bass Pro Shops location falls under these specific competitive restrictions or if additional details regarding the final contract terms have been released.

Council members will continue to discuss the specifics of the deal in the coming weeks.
