College Station Council moves to finalize Bass Pro Shops, mixed-use development

The College Station City Council has provided direction to finalize two separate purchase and economic development agreements. These agreements will bring a 14-acre Bass Pro Shops and an additional 14-acre mixed-use development by Dallas-based Corinth Properties to one of the city's fastest-growing corridors.

The 28-acre site is located alongside the existing Costco Warehouse and in front of the planned South College Station baseball and softball complex. The project began as a single 28-acre development from Corinth Properties. As planning progressed, the site was divided so Bass Pro Shops could establish its own 14-acre destination store.

Corinth Properties will develop the remaining 14 acres as a mixed-use project including retail, restaurants, and a plaza area for gatherings and events.

Michael Ostrowski, the City's Chief Development Officer, stated that the project represents intentional growth. "This is exactly the kind of intentional growth we've been building toward," Ostrowski said. "We're not just recruiting individual projects we're building a connected ecosystem.

When you pair a regional retail destination with a sports complex drawing tens of thousands of visitors each year, those investments start reinforcing one another. Bass Pro Shops and this mixed-use development with Corinth Properties show that South College Station's growth is intentionally planned and built for long-term success."

Frank Mihalopoulos, CEO and founder of Corinth Properties, noted that the city has been an outstanding partner throughout the process. "The City's collaborative and visionary approach made it possible to reshape this project, and the timing couldn't be better," Mihalopoulos said.

"With Costco already established, a proposed sports complex on the horizon and a booming residential market, this corridor is primed for success and we're proud to be part of it."

The planned baseball and softball complex, located east of the site, is projected to generate tens of thousands of additional annual hotel room nights. This is expected to increase demand for commercial services and dining options nearby.

The Bass Pro Shops role as a destination retailer is expected to draw shoppers beyond College Station's city limits, aligning with the retail destination strategy in the City’s Economic Development Master Plan. The City Council is expected to take formal action on the agreements at an upcoming meeting.
