A retirement community built around Texas A&M former students and fans now has a construction schedule on file with the state.

Varcity at Texas A&M was registered Oct. 23 with the Texas Department of Licensing and Regulation's architectural barriers program. The registration lists the project at 288 Century Square Drive, puts its estimated cost at $86 million and shows work beginning Feb. 1, 2027, with completion set for Feb. 1, 2029.

The filing describes the job as new construction totaling 346,122 square feet. It says the project is privately funded and sits on private land. The owner named on the record is Varcity Cstation PropCo, LLC, which gives an address in Marietta, Georgia.

A delayed start

Chron, which reported the filing Tuesday, said the developers first aimed to break ground in late 2025 and that a July post on Varcity's Facebook page pointed to February 2027 instead. Chron also noted that details submitted to the state are preliminary and can change, and said it had not heard back from Texas A&M when its story ran.

According to Chron's account of a May 2025 university news release, the 15-acre village is a partnership between Texas A&M and Varcity, a company that builds homes for people 55 and older above retail space. Plans call for villas, townhomes and concierge apartments with one to three bedrooms, within walking distance of the Memorial Student Center.

"We wanted to provide our former students and fans with a compelling retirement destination to live, work, play and engage with the university in a more meaningful way," Clint Cooper, head of real estate for the Texas A&M University System, said in that release, as quoted by Chron.

What residents would get

Chron reported that the project holds official licensing rights through the university and that residents would receive IDs giving them access to educational programs and campus services, among them the AggieSpirit bus system and university sports, arts and theater events. Listed amenities include a lecture hall, co-working space, pickleball courts and a food truck court.

Reach Architects of Austin and Gensler's San Antonio office are leading the design, with Midway of Houston consulting, according to Chron.

Varcity has other campus-linked projects underway. Chron said a 239-residence Varcity community at Purdue University broke ground this month and is scheduled to be finished in 2028.
